The full document checklist before you commit to a plot purchase
The Core Documents Every Buyer Should See
- Parent document (title deed) — traces the ownership history of the land, confirming the seller's legal right to sell.
- Patta — the government-issued ownership record for the land.
- Encumbrance Certificate (EC) — confirms the property has no pending loans, disputes, or legal liabilities for a specified period, typically 13-30 years.
- DTCP approval document — confirms the layout itself is officially sanctioned. See our full DTCP approval guide for what this actually means.
- Approved layout plan — the physical plan showing roads, plot numbers, and dimensions as sanctioned.
- Property tax receipts — recent receipts showing tax payments are current.
What Happens at Registration
Once documents are verified, the actual transfer happens through a registered Sale Deed at the local Sub-Registrar office, along with payment of applicable stamp duty and registration charges. Both buyer and seller (or their authorised representatives) need to be present, along with witnesses.
Additional Documents for Loan Buyers
If you're financing the purchase, your bank will typically also require the DTCP approval number, a valuation report, and your own KYC documents. We'll cover the loan process itself in a separate post.
